The first CASTLE ESTATES FRANCHISED office commenced trading in 1992 at a time when the lettings and property management industry was still very much the poor relation of sales and estate agency.
Competition was relatively light and this first specialist lettings office in the CASTLE ESTATES international network grew quickly to become regarded as the premier lettings agent in its area. This reputation has been jealously guarded and built upon ever since and CASTLE ESTATES remains one of the largest specialist lettings agents in the UK.
Many more offices have followed over the years and each one sets the standards for others to follow in its own local market. CASTLE ESTATES has always believed in being very selective in the number of franchisees accepted into its network and, unlike some property management franchisors, has no plans or desire to take on unrealistic numbers of new franchisees each year who, in simple truth, cannot subsequently be adequately supported.
Instead CASTLE ESTATES only considers serious applications from around 8 - 10 prospective franchisees each year and our Full Research Manual is only issued to these enquirers. This means that during any rolling 12 month period 3 or 4 franchisees will be in the final stages of completing this full research pack which has been acknowledged as the most comprehensive and helpful within the industry. Other franchisees who have already benefitted from this valuable research tool will be progressing through their initial training and launch programmes first year or will be in the first year of building their businesses with CASTLE ESTATES ongoing support.
The balance of those franchisees recruited during the previous year will be in their second year of trading and consolidating their businesses. It is of course these early stages which are the most crucial in any new business, and a property management franchise is no different in this respect.
This controlled expansion programme allows maximum concentration on and support of new franchisees and providing them with a comprehensive training and support programme guarantees them the best possible chance of success. Further support is also given (subject to location) by one of our business partners providing instructions on properties owned by their Corporate Client Landlords such as flats over banks or off licences for tenant find services. This can provide a valuable income stream, often during the early months following initial launch, which is of course when the business most needs such support.
A number of CASTLE ESTATES franchisees initially trade from home, but it would be a mistake to believe this is the only route franchisees are encouraged to follow as the CASTLE ESTATES franchise is equally well adapted to be operated initially from serviced office or retail high street primary or secondary premises. Such a move to commercial premises is eventually needed anyway, usually after franchisees have been trading 2 - 3 years, as the business will have expanded to such an extent that at that stage it cannot normally be as easily run from home.
CASTLE ESTATES is also proud to have been the first property management franchisor to have been accorded Full Member status by the British Franchise Association.
